Global Technical Realty (GTR), a $1bn European build-to-suit data center platform, has today announced that it has commenced the construction phase of its first data center development in Switzerland – CH One – a 24MW facility located in Zurich.
Sitting at the centre of ‘Campus Reichhold’, a former 7.5 hectare industrial area that is now set to be revitalised by GTR to become a contemporary commercial hub, CH One will be a three storey facility offering 11,313 sqm of net white space across three data halls. The mechanical and electrical systems will be fully concurrently maintainable to ensure the highest levels of resilience. CH One will be powered by an N+N rated incoming power supply of 16kV.

GTR understands the value of working with experienced partners that blend specialist skills with local knowledge, which for projects such as data center developments can be just as critical as technical expertise. The company has appointed HIAG Immobilien Schweiz, with its strong portfolio of commercial and industrial spaces and selected residential properties, as the developer; working alongside Goldbeck Rhomberg – the general contractor.

Smarter Energy Solutions
For GTR, being a responsible developer focused on sustainability is of critical importance. The company takes its role in identifying smarter energy solutions very seriously and encourages engineering innovation as an integral part of every project.
CH One, will boast an extensive green roof system, and 20% of the building footprint will be a photovoltaic (PV) system – converting sunlight directly into electricity using solar panels in order to generate renewable, low-carbon electricity and reduce energy bills for campus tenants.
The CH One development will include heat recovery systems to provide heating & hot water for the ancillary spaces in the building itself, and to export to the canton’s district heating network. To achieve its goal of securing LEED Gold status, GTR is also committed to reducing environmental impact overall, and will be accommodating new technologies related to:
- low water use and smart irrigation systems
- air-or-water cooled servers
- high cooling temperatures to maximise free cooling potential.
- providing low noise equipment
Prior to the construction phase starting, GTR also completed a comprehensive decontamination exercise of the existing ground, following previous industrial activities and managed safe and controlled disposal of all materials.

Switzerland is experiencing considerable industrial growth, whilst Zurich is recognised as being a central hub for information and communications technology (ICT).

The first phase of CH One is expected to go live in 2028.
